1. In my business Opinion it would be because it is a tourist area. There are several events that take place in that area, you have the harley davison bike week, black bike week, spring break , greek fest and many other events that start around memorial day and last up until the last week in sept. Then there are some that trickle through the winter months. Every one traveling in that area while they want to be in the mist of the sun and fun is looking for a good bargin . That would be what you provide .
